Off-road, semi off-road, and marketing
None of the three terms has a legal definition in Australia, so this guide sets out what the specification data actually separates and what to ask a dealer.
Category shares are computed across 1,555 CampSpec models and 1,252 caravans; weight comparisons use the 799 models publishing both tare and ATM.
There is no Australian Design Rule, standard, or certification that defines “off-road”, “semi off-road”, or “touring” for a caravan. No test has to be passed. No clearance figure has to be met. The words are chosen by the manufacturer and can be applied to any van.
That does not make them meaningless. Builders use them fairly consistently to signal a package of components, and those packages do differ in measurable ways. It means the word on the brochure is a starting point for questions, not an answer.
How common each label is
Of the 1,252 caravans in the dataset, 653 carry an off-road designation, 149 are described as semi off-road, and 271 are on-road. The remainder are described by body style rather than terrain, such as pop-top or full height.

Across all 1,555 models, 895 are recorded as having off-road suspension. By category, that flag appears on 62% of caravans, 67% of camper trailers, 78% of toy haulers, and 3% of motorhomes.
When six in ten new caravans are sold as off-road, the label has stopped being a filter. It is close to the default.
The labels and the underlying suspension data mostly agree, but not always. Of the 653 off-road-designated caravans, 594 are recorded with off-road suspension and 53 have no suspension data published at all. Of the 271 on-road caravans, 8 are recorded with off-road suspension, which usually means an optional package exists on a body that is otherwise a blacktop van.
What actually separates the three
The components below are what builders are pointing at when they use the words. Check them individually, because a van can have three of the five and still be sold as off-road.
Suspension. Leaf springs with shackles are the touring baseline and are perfectly good on sealed roads and formed gravel. Independent trailing arm suspension with coil springs and twin shocks is the common semi off-road step. Full off-road packages add longer travel, load-rated bushes, and shocks sized for sustained corrugations rather than occasional dirt. Ask for the brand and model of the suspension, the travel in millimetres, the shock count per wheel, and the rated axle capacity.
Chassis. Hot-dip galvanised steel is standard. What varies is the section size of the main rails, whether the chassis is a single piece or spliced, how the A-frame is braced, and whether the chassis is designed for the van or adapted from a lighter model. Ask what the main rail dimensions are and whether the chassis carries a separate structural warranty.
Coupling. A standard 50mm ball coupling has limited articulation and is the giveaway that a van is not intended for rutted tracks. Off-road couplings such as the DO35, McHitch and Treg types allow full independent rotation between van and tow vehicle. This is one of the cheapest and clearest signals on the whole van, and it takes two seconds to check in the yard.
Body and sealing. Corrugations and dust are what actually destroy vans off the bitumen. What matters is whether the body is one-piece composite or a framed and clad structure, how the joins are sealed, whether the door and hatch seals are double, and whether there is a positive-pressure dust system. Ask to see the van’s dust-sealing method described, not just claimed.
Clearance and departure angles. Ground clearance is measured differently by different builders, sometimes to the axle, sometimes to the lowest chassis point, sometimes to the lowest fitting such as a water tank or drain. Measure it yourself with a tape, at the lowest point, on a level surface. Also look at the rear overhang past the axles, which is what grounds out on entry to a creek crossing.
What the label costs in tare
The common assumption is that an off-road van is much heavier than an equivalent touring van. In the data, the picture is more specific than that.
At the same ATM, tare weights are nearly identical:

In the 3,000 to 3,500kg ATM band the same pattern holds, with median tares of 2,400kg on-road, 2,550kg semi off-road and 2,400kg off-road, and median payloads of 700kg, 660kg and 700kg.
The difference appears when you hold body length constant instead of ATM. Among caravans between 7.5m and 9.0m overall, on-road models have a median tare of 2,280kg and a median ATM of 3,000kg, while off-road models have a median tare of 2,800kg and a median ATM of 3,500kg. Sample sizes here are small, 13 and 19 models, so treat the size of the gap as indicative rather than exact.
Read that as follows. Going off-road at a given length adds roughly 400kg to 500kg of tare, and manufacturers respond by rating the van at a higher ATM rather than by giving you less payload. That protects the payload figure, but it pushes the van up against the 3,500kg limit that matters for towing licences, tow ratings and single-axle-group ratings. Across the dataset, 209 of the 745 caravans with a published ATM are rated at 3,500kg or more, and 167 sit exactly on 3,500kg.
The clustering at exactly 3,500kg is worth noticing. It is a regulatory and towing-capacity boundary, not an engineering one.
What the label costs in money

Median off-road pricing sits about 23% above on-road. The spread is far wider too. The off-road interquartile range covers $36,000, against $17,000 for on-road, which reflects how much variation hides under one word.
What you get besides the terrain rating
Off-road-designated vans in the data are also specified for time away from mains power and water, which is often the real reason to buy one.

Solar and battery figures come from the smaller subset of models that publish them, 57 and 39 caravans respectively, so read them as direction rather than precision. The direction is consistent: the off-road label predicts a bigger off-grid system more reliably than it predicts a specific suspension part.
If your touring is caravan parks and free camps on sealed roads, that off-grid package may be what you are actually paying for, and you can decide whether you want it without the terrain hardware.
Questions to put to a dealer
Ask these in writing, and ask for the answers on the order form rather than in conversation.
- What suspension is fitted, by brand and model, and what is its rated capacity and travel?
- How many shock absorbers per wheel, and what are they rated for?
- What are the main chassis rail dimensions, and is the chassis one piece?
- What coupling is fitted, and what is its articulation in degrees?
- What is the ground clearance to the lowest point, including tanks, pipes and steps?
- How is the body sealed against dust, and is there a positive-pressure system?
- What are the tyre and rim specifications, and what load rating do they carry?
- Does the warranty exclude corrugated or unsealed roads, and if so, at what point?
Question eight is the one that most often changes a decision. A van sold as off-road may still carry a warranty that limits or excludes damage sustained on unsealed roads, or that requires a specific service interval after dirt travel. Read the warranty document itself, not the summary. Of the 189 brands in the dataset, 80 publish a structural warranty term and 78 publish a general one, and the two are frequently different lengths on the same van.
The short version
The words describe intent, not capability. The parts describe capability. Check the coupling, the suspension, the chassis, the sealing and the clearance individually, ask what the warranty covers on dirt, and price the off-grid system separately from the terrain hardware. Then the label does not matter.
